How do I apply for a permit?

You must register an account through Citizenserve to apply for a building permit via the portal. No registration forms are needed. 
Please contact Madison, Building Department Administrator if you require assistance - 941.708.5833 ext. 232. 

Our portal allows you to:
- Remotely submit permit applications and payments for permitting
- Search for permits and track your project’s progress from submittal through final approval 
- Make payments
- Request inspections
- Please note that only contractors and their authorized agents can upload documents and request inspections via the portal. 

Permit applications require additional documents to be uploaded.

What projects require a permit? 

Please see this form to determine whether or not a permit is necessary for your project. 

How do I schedule an inspection? 

Inspections may be requested via the online portal, or by phone at (941) 708-5833. 
Please keep in mind that inspections for the next day must be requested by phone or via the portal no later than 2:00PM. 
Inspection cancellations must be made by 8:00AM the morning of - this can be done via the portal or by calling Madison at 941-708-5833 ext. 232.

Note:
In accordance with Chapter 713, Florida State Statutes, for improvements in the amount of $2,500 & over, (except only for repair or replacement of an existing mechanical system in the amount of $15,000 & over), a Notice of Commencement (NOC) for the project shall be recorded with the Manatee County Clerk’s office downtown. Please ensure a copy of the recorded Notice of Commencement has been uploaded to the permit via the portal prior to requesting the first inspection. NOCs that have been recorded can be uploaded to the permit via the Portal after the permit has been issued. Failure to provide a Notice of Commencement will result in cancellation of requested inspection.

How do I report unpermitted work? 

If unpermitted work is suspected, please call Code Enforcement at 941-778-0331. 

If Code Enforcement Officer, Superintendent of Public Works (for city Right-of-Ways) or Building Inspector discovers work in progress without required permit(s), the contractor or homeowner could be cited and may be held liable for paying triple fees and/or fines for the permit.*

It is advisable to contact the Building Department (941-708-5833) before any work on your property commences.

To verify a contractor’s State license or file a complaint against a State licensed contractor, call 1-850-487-1395 or visit the DBPR website.


*Please note that permits for emergency work will be expedited. Specific
accommodations depend on the circumstances. 

How do I report illegal Mangrove trimming and other violations to DEP?

Click the link to complete the DEP Citizen Concern Formwhich notifies the Department of Environmental Protection directly so that the correct action(s) may be taken.

City Offices are closed in observance these additional Holidays (work is permitted): 
Martin Luther King Day, President's Day, Juneteenth, Veteran's Day, Thanksgiving Friday and Christmas Eve.
